Regardless of how ready you think you are, there is always more to do to ensure that your home feels warm and inviting for a new family to purchase.
When I walk through your property after we have decided to work together, we write what I like to call "THE LIST". This is only an initial list of things which need to be fixed, moved or changed so that we create space, light and de-personalised while still showing your home's charm and character!
It's so important to ensure you're not taking the "soul" out of a home when preparing it for sale. It should still feel like someone has loved living there and you are leaving it to the new owners in the best condition possible.
SOME IDEAS TO GET STARTED
Painting your interior walls can change the entire feeling of a room (see photos above of before and after we prepared this home for sale). Subtle changes like white gloss around window frames can help to remove dirty marks and also leaves the house smelling fresh.
Staging is a small added expense but with my team, you can be sure that every item which is added or taken away will make a huge difference in ensuring that our buyers see your home in the very best light.
If you have heavy curtains or window treatments, either take them down or replace with light, neutral window covers or blinds (budget permitting).
Gardens should be freshly mulched, lawns mowed and edged. Hard surfaces should be pressure washed to remove the build up of moss, mould and leaves.
WHAT *NOT* TO DO:
Don't do any of the big tasks which you had planned for the house. If you feel like your home needs a new kitchen, it's not worth replacing the current one as you would essentially be giving the new owner a gift. But we might be able to give your kitchen or bathroom a face-lift to make it feel a little more modern and inviting for prospective buyers.
Don't undertake huge landscaping projects unless there is a structural problem which would be beneficial to fix before the sale. I can give you expert advice as to whether this is necessary.
Don't just put your house on the market in "as is" condition. A small amount of money and time can ensure you reap huge rewards, in a short time-frame, and with the best conditions and minimal fuss.
CLEAN, CLEAN, CLEAN!!
If you don't have the time or energy to clean your home to an extremely high standard, you need a specialist cleaner.
Have the windows and exterior of your house professionally cleaned as well as your oven, stovetop, bathroom and all surfaces.
If we decide you don't need to paint inside your home, wash the walls with sugar soap and wipe off all the light switches, skirting boards and anywhere dust collects.
