If you've decided to sell your home, then you;re probably thinking about interviewing a few local real estate agents to see what they can offer you.
After all, it's one of the biggest life changes - selling your home and moving on to the next chapter. You will want to make sure you maximize your *tax free* money from the sale so that you have the best chance to buy the property which best suits you needs.
So how do we make sure we get you the best price in market?
1. Appraisal Price
Lots of sellers get some serious stars in their eyes when an agent walks in and tells them exactly what they want to hear. You want $500,000 - they'll tell you that your house is definitely worth that - maybe more!!
But, let's break that down. When you are having your house appraised, you should really do a little bit of research yourself first. Don't fall into the trap of looking at properties for sale - they haven't sold yet so you don't truly know what they are worth! Check out sold properties and what prices they achieved.
Then, make sure your agent is listening to you, but not just blindly agreeing with you when you're talking about price. The reality is that nobody can tell you how much your house is worth unless they are a buyer with a signed contract in their hand.
If the agent you are interviewing says that you don't have a thing to do and that they could get it photographed in less than a week and listed online ASAP - be very wary!!
Without expert knowledge of how to prepare a property for sale, you could be losing thousands or even tens of thousands of dollars on the final sale price. That being said, your agent should be able to show you how every dollar you put into the preparation will give you a three dollar return on investment. So if you spend $10,000 on getting your property ready, it should make you a minimum of $30,000 on the final sale price.
That doesn't mean you should just go out and start renovating!! Make sure your agent can give you a definitive list of what to tackle, and what to leave for the new owners.
If you have found the agent who will find you the best in market AND do the work to prepare your property for sale they certainly won't be a cut-price agent!
Don't just choose an agent because they give you a *good deal* on commission. The small amount you think you're saving on their fee most certainly will end up being a considerably larger amount that you won't be able to achieve on your final sale price.
If an agent is willing to cut their fees to win your business, you can bet they won't be able to hold firm in a negotiation process with a potential buyer. This could potentially costs you tens of thousands of dollars because you thought you could save a few thousand.
Look for reviews about the agents you are interviewing. Don't worry if they don't have a LOT of testimonials. Just read the words which their past clients have said about them and see if they resonate with you.
When you're in the appraisal, ask the agent a few personal questions to see if you are going to get along during this important process. You need to have someone you trust coming into your home and becoming part of your family for the weeks and months it takes to get your home ready for the marketplace.
