You’re thinking of selling your house and it might be a daunting feeling thinking of the preparation you know will be involved in getting it ready for market.
There’s a lot of work which goes into preparing a property for sale and it can seem like a lot of effort on the face of it.
If you had an agent knock on your door today and tell you that they have a qualified buyer looking for a property in the area and they think that your house is perfect for them, and they want to pay top dollar; you would feel like all your dreams had come true, wouldn’t you?
There are definitely situations where I have had many buyers who have missed out on a property I was selling, and are looking to buy in that exact pocket of that suburb. In that case, I absolutely let the homeowners in the neighbourhood know that I have buyers looking for property in their street to see if they are thinking of selling.
Maybe you had been doing a little bit of decluttering and had hired a skip, put your excess furniture out on the kerb and had the exterior of the house cleaned recently?
Often agents might drive past and notice this, and reach out to you to see if you need a hand selling your property.
An agent may go one step further, and let you know that they would like to take a buyer through your property. That buyer may put forward an offer, and you might like the amount and terms they have put forward! It’s always your choice to accept or reject an offer which is presented to you…
So, have you got the best in market?
The answer: Often you are leaving thousands, tens of thousands or more (!!) on the table.
We prepare homes, and list them on the market to ensure that it’s NOT kept a secret. This means that every person who is searching for a home has the opportunity to see your property in it’s best possible condition and compete with other buyers to purchase.
Simply put, the more people we have walking through your property, the more likely that we are going to find the best price in market.
One person viewing your property off market may or may not know much about current sales. They may or may not have seen similar properties in the area.
A fully prepared and well marketed campaign will ensure that every interested buyer who has been doing the rounds at opens for properties in the area will have an opportunity to view your property and ultimately compete for the chance to be the proud new owner.
There is definitely a place for off market sales, but it’s best to ask advice from your agent before proceeding with any agreement with a buyer.
